1. MP RERA registration
Under the Real Estate (Regulation and Development) Act, 2016, plotted projects above 500 square metres or with more than eight plots generally have to be registered with the state RERA before they are advertised or sold. Ask for the registration number and check it on the MP RERA portal: the project name, promoter, approved layout and declared completion date should match what you are told.
2. Layout approval and colony permission
Ask for the layout approved by the Town and Country Planning department (T&CP) and the colony development permission. The plot you are offered should appear on the approved layout with the same number and dimensions.
3. Land records and title
Check the land records (khasra and related documents) on MP Bhulekh, the state land records portal, and confirm that agricultural land has been diverted for residential use. Ask a lawyer to review the chain of title and confirm there are no loans or disputes on the land.
4. The plot itself
Visit the site. Match the plot’s dimensions and facing against the layout, note the width of the road in front of it, and ask how water, electricity and drainage will reach it.
5. Money and paperwork
Pay by bank transfer and keep receipts. Read the agreement to sell before signing, and ask early whether banks finance plots in the layout: lenders usually require approved layouts and clear title.
