Why buyers look at this road

The Indore–Ujjain Road joins Madhya Pradesh’s largest city with one of India’s great pilgrim towns. From Valencia Town, Sri Aurobindo Hospital is about 10 minutes away, Vijay Nagar and Indore Airport about 25 minutes, and Ujjain about 40 minutes.

The 46 km road is being widened to six lanes, with a reported target of December 2026, ahead of Simhastha in Ujjain in 2028. Godrej Properties has also launched Godrej Greenview Estate, about 46 acres of plots on the same road. Valencia Town is an independent project and is not affiliated with Godrej.

What to check before you buy a plot on this road

Many plotted projects are selling on the Indore–Ujjain Road. Whichever you consider, check the MP RERA registration on the RERA portal, the town and country planning (T&CP) layout approval, clear title in the seller’s name, the plot’s dimensions against the approved layout, the width of the road in front of the plot, and whether banks finance plots in that layout.
